Contractors are on site at Durley House on Millbay Road which is being refurbished by three Plymouth businesses to provide high quality office accommodation.
The Architects Design Group (ADG), Bright solicitors and Pillar Land Securities joined forces earlier this year to buy Durley House, which is being renamed Studio 5-11 to reflect its address, 5-11 Millbay Road.
All three businesses will be moving to Studio 5-11 and the remaining space will be let.
Ian Potts, managing director of ADG, said: “We are taking a tired old 1970s social security building and transforming it into 33,000 sq ft of prime office space, with 47 car parking spaces, in the centre of Plymouth.
“We have already let the ground floor and hope to announce the occupier shortly, and have two further floors available to let. The whole idea is to create flexible workspace ranging from a whole floor to individual workstations so that we can appeal to a range of occupiers.
“And of course it means that ADG will be moving back into the heart of the city, where we hope to be by the end of the year.”
ADG has designed the makeover, which will include larger double-glazed aluminium windows to let more light into the building, with occasional coloured glass. The exterior will be completely re-clad, including white thermal rendering to reduce heat loss and metal and stone panel cladding.
The interior is being completely remodelled, including new floors and staircases, and the energy efficiency will be greatly improved with thermal, cavity and roof insulation, modern gas condensing boilers and renewable energy features such as photovoltaic cells on the roof, producing 10kW of electricity.
ADG and Brights are taking a floor each, with Pillar Land Securities occupying another part of the building. The renovation work, which is being carried out by contractor KMS, is expected to be finished by Christmas.
